Cost of Buying a Flat in Nagpur (2026): Stamp Duty, Registration, GST & Other Charges
On top of the agreed price, budget roughly 8–13% extra when you buy a flat in Nagpur: stamp duty of about 7% within Nagpur municipal limits (6% if a woman buys in her sole name), a 1% registration fee capped at ₹30,000, and GST of 1% or 5% if the flat is under construction (no GST once the completion certificate is issued) — plus smaller legal, loan and society charges.
The price on a brochure or WhatsApp forward is rarely what leaves your bank account. Government charges alone can add more than ₹2 lakh to a ₹25 lakh flat, and buyers who don't plan for them often end up stretching their loan at the last minute. Here is what each charge is, how it is calculated in Nagpur, and two worked examples.

| Charge | Typical rate | Paid on |

Stamp duty in Nagpur
Stamp duty is the largest charge. Within Nagpur municipal limits it works out to about 7% for men and joint buyers — a 5% base rate plus a 1% metro cess and a 1% local body tax. Women buying a residential property in their sole name get a one-percentage-point concession, so they pay about 6%. The concession does not apply if a man is a co-owner.
Stamp duty is charged on the higher of two numbers: the value in your agreement, or the government's ready reckoner rate for that location. If a developer offers a discount that takes your agreement value below the ready reckoner value, you still pay duty on the ready reckoner value.
Rates are lower in rural (gram panchayat) areas outside city limits, so a project just beyond the municipal boundary may attract less duty. Always confirm the exact rate for your property's location with the sub-registrar office or the IGR Maharashtra website before you budget.
Registration fee
Registering the sale deed with the sub-registrar costs 1% of the property value, up to a maximum of ₹30,000. In practice, any flat priced above ₹30 lakh pays the flat ₹30,000.
GST on flats
GST applies only to under-construction flats. Once the developer has received the completion certificate, the sale is outside GST.
- 1% GST applies to affordable housing. In a non-metro city such as Nagpur, a flat counts as affordable if its carpet area is up to 90 sq m (about 968 sq ft) and its value is up to ₹45 lakh.
- 5% GST applies to other under-construction flats.
- Developers cannot claim input tax credit at these rates, so the GST you see is the final rate.
Most under-construction flats we list in Nagpur are priced under ₹45 lakh, so 1% GST is the norm — but check the carpet area in your agreement, not just the super built-up figure in the brochure.
Other costs to plan for
- Home loan charges – processing fees, a property valuation fee and sometimes a legal fee charged by the lender. These vary by bank, so compare them alongside the interest rate.
- Legal and title checks – a lawyer's fee for checking title documents and the agreement for sale.
- Society and maintenance – society formation charges and an advance maintenance deposit, often collected at possession. GST on maintenance applies only if the society's turnover exceeds ₹20 lakh and your monthly maintenance exceeds ₹7,500.
- Parking and extras – covered parking, preferred-floor or corner-flat charges, and utility connection deposits. Ask whether the quoted price is "all-inclusive" and get the list in writing.
- Interiors and moving – unless the flat is furnished, set aside money for wardrobes, kitchen fittings and lights.

Ways to keep costs down
- Register in a woman's sole name if that suits your family's plans — it saves 1% stamp duty.
- Consider ready-to-move flats such as Harmony Residency in Besa, which carry no GST — though under-construction flats usually have a lower base price, so compare the total.
- Ask for an all-inclusive quote covering parking, society charges and deposits before you pay a booking amount.
- Check the ready reckoner value for the location so a discount doesn't surprise you at registration.
